Prices and fees

Fixed at the time of contracting and exclusively what corresponds to it, other services being subject to availability and additional fees.

Reservations made are subject to confirmation of payment. The values of reservation fees, deposits, cleaning fees or others are those announced at all times on each accommodation page and include VAT at the legal rate in force.

 

Payment

The value of the stay and fees that apply to it must be paid in full by arrival using the method chosen at the time of booking.

 

Cancellation Conditions

After booking confirmation, the following fees will apply in case of cancellation:

a) The guest will pay 50% of the total reservation value, in case of cancellation up to 30 days before check-in.

b) The guest will pay 100% of the total value of the reservation, in case of cancellation less than 30 days in advance of the check-in date. If an overbooking situation occurs (i.e., simultaneous reservations in the same accommodation) in the Accommodation reserved by the guest, the guest expressly recognizes and accepts that the accommodation will relocate the reservation to an accommodation of the same category (in any case, ensuring that the quality of the Accommodation provided is not inferior to the Accommodation reserved by the Customer), at no additional cost to the Guest, and without, for this reason, being entitled to any compensation from the accommodation.

 

Billing

Billing data must be provided and requested by the contractor at the time of booking, otherwise we reserve the right to issue "to the consumer" without assigning a tax number.

 

Terms at Check-in

Entry time: 3pm to 8pm (plus or minus 1 hour tolerance)

Early entry, a maximum of three hours before, that is, 12 noon, or late entry, a maximum of 8 pm, will be subject to availability and additional fee.

If there are delays, the no-show will be registered without prior notice and the payment conditions will apply.

In cases of late check-in (after 11pm) previously agreed, an express check-in service may be available, depending on guests previously filling out the Accommodation Bulletin in full and confirming their respective identification documents.

A few days before check-in, guests will be invited to fill out an Accommodation Bulletin, which is extremely important for preparing their stay. In particular, the arrival time, the total number of people staying will be indicated so that we can provide the right amount of bed linen and bath towels, as well as mandatory information regarding foreigners and border services.

Guests must indicate the exact number of people in the Accommodation Bulletin.

If the number of guests exceeds the limit, the accommodation reserves the right to require guests to leave without any compensation or refund of fees paid. The Accommodation cannot assume any responsibility for incorrect or non-completion of the Accommodation Bulletin. Any attempt to alter and/or violate the original information will invalidate the Accommodation Bulletin and must be communicated to our employees for correction.

It is mandatory to present an original, valid document, passport or European identity card to confirm the registration of all guests and will be communicated to the foreigners and borders service, in compliance with the law in our territory and only for this purpose.

Personal contact information such as name, mailing address and email address will remain confidential and for internal use only.

After identification and only then, digital access keys to the building and apartment will be provided, in addition to the delivery of the key to your accommodation, which are non-transferable and confidential. Since we do not have a 24-hour reception, it is PROHIBITED TO RECEIVE VISITORS NOT REGISTERED AS GUESTS. This measure provides for the preservation and safety of everyone.

 

Terms at Checkout

Departure time: until 11 am.

The process takes place autonomously, just lock the room and deposit the key at reception.

After check-out, access to the apartment's facilities is prohibited, whatever the purpose.

In case of luggage storage, the guest must only go to our reception exclusively to collect the luggage that will be under our custody.

Late departure or luggage storage service will be subject to availability and additional fees will be charged.

If the guest refuses to leave, the accommodation team reserves the right to enter the property, remove their belongings, change the locks and also take other measures that may be necessary, and the guest will be responsible for the costs of any action of this kind.

Our accommodation is not responsible for any items left inside the accommodation after the guest leaves. Any belongings found in the apartment can be returned upon request. The guest is fully responsible for all expenses related to the process of returning their belongings.

 

Travel with minors

The reservation holder must be at least 18 years old and must remain in the reserved accommodation for the entire period of their stay.

Guests under the age of 18 can only be accommodated if accompanied by an adult who is the reservation holder. The reservation holder must provide a valid telephone number and email address.

 

Accessibility and Special Needs

The building has an access elevator, however it is important to consider the existence of some steps to access it, as well as access to the bathrooms and toilets.

 

Parking

The building does not have private parking. As an alternative, visitors can opt for public parking in the central construction site or nearby, subject to rates in force in the municipality, per hour, charged from Monday to Friday during business hours, or even opt for private parking, 200 meters away, under Parque Eduardo VII, which offers fixed daily or hourly rates.

 

Cleaning, sheets and towels

The accommodation will be cleaned before guests arrive, including sheets and a set of towels.

During the stay, additional cleaning and cleaning products, change of sheets and towels are available for an additional fee. Guests must keep the accommodation as organized and clean as possible, delivering it, at check-out, in the best clean conditions so that our team can receive the next guest, especially with regard to shared areas. .

 

Prohibitions

Smoking is not permitted in our internal facilities, and there are external areas designated for this purpose and their doors must be closed to prevent smoke from entering our accommodation. Non-compliance is protected by law and subject to a fine provided for therein. Law No. 37/2007

 

Excessive consumption of alcohol or other drugs is not permitted on our premises or arriving at the location intoxicated, without controlling your behavior or causing discomfort to other visitors or neighbors. Non-compliance is protected by law and subject to the protection of the national security force.

 

Pets are not allowed inside the premises

Our accommodation reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid if any animal is found inside.

 

Events

It is prohibited to hold parties or group gatherings on site.

 

Law of silence

The use of speakers on our premises is prohibited.

Noise is strictly prohibited between 11pm and 9am, in accordance with the General Noise Regulation, established by Decree-Law No. 9/2007.

Between 9 am and 11 pm, although noise is permitted, it should not be a source of discomfort for other visitors or neighbors, so special attention is required to maintain silence in social areas and corridors.

Use common sense. Don't bother if you don't want to be bothered!

 

Accesses

We reserve the right to enter the room when necessary or requested for cleaning or maintenance.

Before check-in time and after check-out time, access to the accommodation will not be permitted.

During and only during the stay, access is restricted to the apartment and access areas, and bad behavior or causing nuisance to other visitors or neighbors is prohibited. Please note that we are in a residential building.

In exceptional cases of emergency and outside business hours, you can call the contact details provided until 11pm. Do not ring the bell at the door, as there will be no one to open it and this would only result in inconvenience to others.

The use of common areas is subject to the standards and recommendations set out therein, namely corridors, shared bathrooms, kitchen and living room.

Always remember to close the main access doors to the Building and the bedroom door, make sure they are properly closed before leaving.

 

Damage

Guests must notify the accommodation of any damage to contents, equipment or accessories that occurs during their stay, even if the guest considers the damage to be regular wear and tear and not their fault. If the guest does not notify the accommodation of such damages, they may be responsible for payment, in an amount to be presented through a quote after collection, as well as labor costs and bank fees applicable to international transfers.

Depending on the severity of the incident, we reserve the right to take the necessary legal measures.

If an employee needs to travel to the location, outside business hours, to resolve a situation caused by the guest, the expense will be passed on to the person responsible.

Equipment, furniture and accommodation items

If an appliance does not work, or if guests are unsure how to use any equipment in the accommodation, the host must be notified immediately via email or WhatsApp or directly to a member of our team. Depending on the problem, resolution can take up to 72 hours, or longer if you rely on third-party services. While respecting guest privacy, our team reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.

No changes to the accommodation or its contents are permitted. All items found in the accommodation belong to the owner and must not be moved or removed from the property during the stay.



 

Responsibility

We are not responsible for personal objects.

Storage areas are provided where valuables can be kept locked.

 

Problems solution

Failure to comply with contractual clauses reserves the right to terminate the contract or seek legal protection from the national security force if it poses a threat to the safety of our employees and visitors.
